A Higgins Homes development of 167 flats in Bow, E3. The development consists of 4 main buildings built around a central courtyard and underground carpark. It has concierge, security and a gas and bio-mass boiler providing communal heating and hot water.
We were approached by the Residents Management Company (RMC) to partake in the tender for a new managing agent. They were dissatisfied with the general level of service from their agents (ad-hoc issues not resolved quickly enough and poor communication) and they felt they received poor value on many of the existing contacts, with particular reference to the way that communal power was tendered and billed. Due to the size of the property, engineering better value for money on existing contracts was of paramount importance to the clients.
In the lead up to takeover of the development we were able to procure a better rate and reduce their gas bill by 40% (£30,000). We approached neighbouring developments to share night security (and cost) and are involved in a complex investigation to ascertain the viability of other energy saving measures including the installation of solar panels as a replacement for the ‘quirky’ bio mass boiler.
All in all final savings on running costs are likely to amount to around £40,000 per year
