Harwood Road

This 9-unit property in Fulham, SW6 was looking tired after not having been well looked after over several years.

With the local managing agent not taking time to identify what was needed, maintenance had been neglected and service charge debts had piled up.

When the resident management company went to tender for a new managing agent, it chose HAUS after we proposed a budget for the block.

Notable Achievements

Collected significant service charge arrears which the previous agent had allowed to build over a long period. Funds were used to drive forward a rapid programme of improvements.

Our Process

Since taking over as managing agent, HAUS overhauled the budget, retendering for contracts and getting a better-value service charge for residents.

We resolved the debt issues and added provision for health and safety, which had not previously been in place. And our switch of insurance provider gave residents a better policy for the same cost.

Having completely reviewed the property, we have now proposed a programme of major works to improve it, including redecoration, upgraded lighting, and work on the steps to the entrance doors.

Works projects on small blocks such as 87-89 Harwood Road can sometimes be hard to get agreement on, as they don’t offer the economies of scale that are possible in larger developments.

Nonetheless, our open and transparent communication about this project has gained residents’ trust, so they are comfortable with the project and its costs.

The in-house surveyor and major works department at HAUS is overseeing the project, with a statement of works being finalised at the time of writing.
