Residents at this 75-unit, two-block development in Crouch End wanted change.
Their current managing agent, who worked for the freeholder, was unresponsive to day-to-day requests for information and didn’t listen to residents and their needs.
There were also concerns around upcoming major works.
Notable Achievements
Took the building’s owners through a Right To Manage process and quickly initiated a significant programme of security improvements.
Our Process
HAUS took residents through a successful Right to Manage (RTM) process, and we were subsequently appointed as managing agent. On appointment, we put together a list of required improvements with the client.
Most pressing was improving security. After consultation with our preferred security consultants we undertook a programme of security improvements: installing CCTV across the whole site, updating the security system with fob readers and installing a modern intercom system.
Amongst other works we had to make extensive upgrades to the water system, replace water pumps and deal with a long-standing water leak. The client asked us to provide options and quotes in order to bring in site staff to the building.
Working alongside our preferred HR company and the RTM Company we were able to put together a comprehensive job description and subsequently hired a new concierge for the building.
Most recently, our Major Works department have undertaken a capital expenditure plan and are advising the client on various projects involving the undercroft carpark and boundary wall.
To date, we have received excellent feedback on our service from residents, who feel there has been a vast improvement and appreciate our service and communications.
