The residents management company (RMC) at this 14-unit development in Camden had become concerned with the high turnover of property managers at their managing agent.
Managers seemed to be stressed and overworked and were becoming less and less responsive, prompting the RMC to go out to tender for a new managing agent.
After submitting a proposed budget and references – and having been recommended by a resident – HAUS was appointed to manage Arlington Road.

Our Process
Since managing the development, HAUS has put right a number of problems that needed to be resolved, and set Arlington Road on a good path for the future.
We sorted out a longstanding problem with the lifts. This development has both a passenger lift and a refuse lift and residents were paying to maintain both of them, even though the refuse lift was out of action. We secured a refund for this and appointed a new contractor to manage the lifts.
And when our survey revealed that the refuse lift would need to be replaced at a cost of £10k, we suggested instead that it should be removed so that the bin store could be expanded into secure bicycle storage, a proposal that met with the directors’ approval.
Other problems we inherited and resolved included historical service charge arrears, which resulted from residents’ dissatisfaction with the previous managing agents; a longstanding issue with defective lighting; and window and gutter cleaning. The finances are now back on track, with savings achieved on insurance and contractor costs.
Currently, we’re in the process of putting in place a major works project to remediate defective workmanship on the roof that was uncovered by a recent inspection, and there is an upcoming major works programme of internal redecoration.
