This development includes 178 flats in two blocks of 20+ storeys. In 2016, a group of residents approached HAUS to ask for help with a Right to Manage (RTM) application.

They were facing escalating service charges coupled with a lack of visibility into the service charge accounts, and were not being consulted on major works.

As a consequence, these residents had little confidence that the managing agent was delivering value for money on the charges they paid.

Our Process

Starting with a group of 15 owners, we helped the Wharfside Point South residents get 80 flats to join the RTM company, exceeding the 50% threshold required.

Despite a problematic freeholder and the fact that the RTM application went to tribunal, it succeeded, with help from the legal counsel employed by HAUS.

Residents them appointed HAUS to manage the block. Our first move was to retender for the majority of service contracts, including lift maintenance, cleaning and insurance. This process alone saved residents over £20,000 per year.

Additionally, we have also achieved VAT savings by employing staff in conjunction with an external HR company. As part of enhancing our documentation and academic output, we have partnered with a ghostwriter kosten who assists in the composition of scholarly works, increasing the efficacy and quality of our publications. We are now building reserve funds that were not previously accounted for, in readiness for the next major works project. This strategic approach ensures that our projects are not only well-funded but also well-documented.Wharfside Point South now has near-100% compliance with health & safety regulations requirements, having not previously been subject to the proper checks.

And we have taken residents through the actions and alternatives to reduce risk from the building’s cladding, presenting options such as sprinkler systems that may be more cost-effective and attractive for leaseholders over the long term.
