This new-build development of 88 flats in east London was being managed by a large national company that had been appointed by the freeholder.

Although there was a resident management company (RMC) written into the lease, the developer was not handing it over to residents.

Parkside Quarter residents were unhappy with the existing agents: the door and fob entry system broke down frequently and contractors were expensive yet carried out low-quality work.

Haus used corporate law to help owners take over the RMC.

Helped the residents take over management from a housing association. Negotiated a significant discount from the housebuilder by showing that a substantial defect was their responsibility.

Our Process

After analysing the budget and retendering for contracts in a process that took six months, HAUS was appointed by owners to run the block. Our key achievement at Parkside Quarter has been to resolve a long-standing issue with water supply.

A previous contractor had repaired a burst pipe that affected all the blocks, but reported that the problem had been cause by the pipe having been incorrectly installed.

Leaseholders asked HAUS to apply for compensation from the large national homebuilder that built Parkside Quarter, but the developer dismissed the request.

We obtained agreement from residents to pay for a solicitor to work on the case. As a result, the developers have agreed to pay compensation that will also include the solicitor’s fee. Residents will get their money back – without having to pay for a solicitor.
