The residents’ management company (RMC) at this 33-flat development in Ealing, West London retendered for a managing agent in a search for better service and someone they could trust to oversee a major works project.

Azalea Court’s RMC chose HAUS following a tender questionnaire and two interviews.

Quickly and effectively drove forward a significant and long-overdue internal refurbishment project, and created a 15- year capital expenditure plan.

Our Process

One of the first things HAUS undertook when taking over the management was to get agreement for a 15 year Capital Expenditure plan. This plan gave the owners a very clear idea of long term projects and reserve fund collection required.

There were a number of outstanding major works projects that were in need of addressing in the first 12 months of management namely, a flooring project, internal redecoration and essential repair work for wheel chair access.

We had to increase the service charges as there was very little by way of reserve funds but because this has been clearly communicated to owners there has been no resistance to the increases.

The client gave us the authority to change any of the contractors where we confident that better value could be achieved. To that end, 75% of the contractors were replaced and service levels improved.

As with all our blocks, transparency is the watchword of how we manage Azalea Court. We respond quickly to queries, hold regular meetings and update residents on everything that’s happening, even if it doesn’t directly affect them. Residents at the block also use our property portal to stay in touch with what’s happening.
