Residents at this new development were concerned at an increasing service charge and felt they were not being consulted on issues relating to the property.

As the managing agent had been appointed by the freeholder, there was a sense among some residents that the agent did not have their interests at heart.

This sense was reinforced by a dissatisfaction with the way that day-to-day issues were dealt with. As a consequence, residents approached HAUS to ask for help with a Right to Manage (RTM) application.

Our Process

Following a campaign of door-knocking, meetings and engagement with residents, we encouraged over 50% to join the RTM company and succeeded in our applications.

Residents then employed HAUS to manage the block. Since then, we have brought about a range of improvements at Station and Tinderbox House.

Our work on health and safety has ensured compliance and careful planning has made it possible to cost-effectively manage the risk posed by the defective external wall system so there are no continuing costs or concerns.

The HAUS preferred supplier for plant room maintenance uncovered several issues, achieving savings as these problems were resolved. HAUS also sourced a suitable concierge who is now in place, improving life for residents and adding a great deal of value to the development.

Finally, we have achieved overall costs savings and reduced the service charge for residents by retendering all the ongoing service contracts.
