Haus was appointed by directors who were dissatisfied with the previous managing agent, and on starting work we faced a big to-do list, with over 20 outstanding issues to deal with.

Tackled a huge project list in the first few months of management, including a large external refurbishment project in which we saved the client nearly 100k.

Our Process

In the beginning a few of the owners had been reluctant to the change of managing agent. However, we quickly built up trust and were able to appoint contractors that we trusted to get essential jobs done.

For example, in 2019 we saved the client almost £100,000 on work to refurbish the rear elevations, as our preferred supplier was able to identify savings especially by employing abseil techniques instead of scaffolding. And we made good a long-standing problem of damp that was affecting the communal hallways and basement flats.

We sourced a competent damp-proofing contractor who was able to deal with this issue proficiently. We have also completed work on the roof, and replaced carpets. The biggest effect we have had is by tackling the long list of outstanding issues that was passed to us by the previous managing agent.

In doing so quickly, efficiently and by demonstrating value for money we have built up a very good trustful relationship with all the owners. Even though the service charge has risen slightly as a result of the work done, no leaseholders have had any issues with the increase.

We pay close attention to the property, responding to queries quickly, meeting directors and visiting the site on a regular basis. Leaseholders have got to know us well and the emails we see indicate a strong level of satisfaction with our work.
